Apt complex is a 4 star on a good day, usually quiet and up-kept but the management…they are good one day and the next it’s like you can’t get in touch with them. poor communication . nice place to live.

Maintenance comes on time, Community is pretty, The only issues might be the pool pits need to be cleaned often & people walking their animals need to pick up after their animals. The address situation when it comes to delivery is a bit much but overall it’s a nice community so far. I haven’t been here long.

Great experience, made me feel welcome and handled me with care! Meet with Judith on a rainy day, wasn’t able to tour that day. But she gave me a virtual tour and the deals with information about the units for me. Came back 2-3 weeks later, and her colleague took me on the actual tour and did my application for me. Great team work if you ask me! Can’t wait to move in to finally be apart of this family/community!

The process was okay. I wish they would have clarified that I could open a bank and get a cashier’s check. Rather than having to call a bank and wait two to four days to get it. Many people have military banks and they are far and few in Texas.

Overall, the property has potential, but there are a few areas that could use improvement to make it a more comfortable place to live. One of the biggest concerns has been pest control. Roaches and other pests have been an ongoing issue, and while occasional treatments help temporarily, the problem seems to return. Consistent, preventative pest management throughout all units and common areas would make a big difference. Another challenge has been the lack of flexibility when residents need to end a lease early. Life circumstances can change unexpectedly, and it would be helpful if management offered more reasonable options or understanding for those situations instead of rigid policies or high penalties. Lastly, improving the friendliness and responsiveness of office staff would go a long way. A welcoming tone and a sense that residents’ concerns are valued would create a much better community atmosphere. I hope this feedback is helpful.

Okay community, has issues like most. Biggest issue I have experienced is the roaches. They send pest control are your request but it’s still not working. No rush on getting this issue resolved.

So far, everything has been smooth with this apartment community. The application process has been straightforward, and the staff has been professional and responsive to all my questions. I've been here approximately 18 months and I am still happy as can be. It's so peaceful here. Our community has some very kind people who are my neighbors and friends. Also, again, I want to be sure and point out what a fantastic Maintenance Department we have here at The Beverly. When I have anything break or needs replacing I call the office and Bam! Done! Lol. They have changed my smoke alarm battery when I couldn't reach it and even changed the direction that my refrigerator door opens so I could reach things better inside because I have some problems with my arms. The grounds are always well kept, and it's nice to have trees filled with squirrels and other little creatures to watch running in the mornings. Oh and the ducks! It's nice to have our own duck family on the property! They live around the fountain near the front gate, but they waddle all over! You'lll see Mama with her babies following close behind. Once she had 10 ducklings following her! You will love it here!

Was pre approved for an apartment and havent heard anything back on whether Im fully approved and ready for move in.paid for insurance and paid $160 instead of the $100 that was advertised for my application fee. A cheaper apartment option that isn’t luxury came to a decision in 12 hours. It has been over a week. Still hoping for the best but keepin it real.

I've been here almost a year and I honestly can't remember when I have been this happy with where I'm living. There is hardly any noise except for an ambulance about once a day going down Richmond. My neighbor's are respectful and helpful. It's nice to know that I can call them up if I need help with anything. I guess the location of my unit has a lot to do with what the noise level is. It's just never is an issue at all even on nights and weekends. I love my private patio so much! The trees provide shade and make it so I can sit outside and enjoy the day without melting. My cats Lucy and Pickle love it too! They stay on the porch most of the day and don't even want to come in. I like that The Beverly puts on their website and signage on the property too about being pet friendly, I think it makes a difference as to who you're neighbors are. People who love animals are just nicer at heart. That's my opinion anyway 🩷 There's more, but I will leave it here for now.

The pool is always GROSS yes I said pool because they advertise 2 pools but one is never open so your stuck to the one that is always trashed and GREEN there’s one girl in the office that has a bad attitude the rest of the ladies in there are very sweet.

Communication was very rocky during the application and move in process but has improved greatly since move in. Unfortunately sometimes people are loud outside of quiet hours and leave their dog poo on the ground. Other than that it is great, and the apartment itself is phenomenal.

I have lived here on 3 separate occasions. a 3 bedroom, 2 bedroom, and for he last 4 years a 1 bedroom. Honestly this has been the best experience I have had as of yet. My section is super quiet, I have had friendly neighbors that look out for one another, and the property management is friendly, helpful, and keeps the property moving in the right direction The miniatous staff is bar none the BEST in town.

It is not wait they tell u I was told 1 price for a nun remodel 1 bedroom apartment n I pay almost 1300 for the lil roach infested apartment an I never her of a resident pay for sewer my sewer is higher then my water n ever body moving out because of the rent .. is reducing ever month. Never n my life I had to pay this much rent for a 1 bedroom .

There are pros and cons to living at this property. I like the unit that I live in and appreciate the parking provided at the complex. However, the level of security provided by management, I believe is inadequate. Staff confirmed that there aren't any cameras on the property, only those at the gate entrances, this is quite concerning, because if a crime were to occur, there would be no footage to assist in rectifying the issue. Furthermore, the gates are perpetually open which is also a security concern. Finally, the grounds need to be maintained more. There's quite a lot of fecal matter on the property from ducks, dogs, etc.

I’ve lived here for about two years, I haven’t had any complaints. The leasing office staff is very polite and helpful. The neighborhood is convenient. The area is generally quiet. My only complaint is my packages sometimes gets delivered to the wrong address because of the confusion around phase one having the same unit numbers as phase 2.

Residing at the Beverly has had it's up and definitely had it's downs. My rating pretty much comes from the last eight months or so of living here. There are still some changes that needs to be made but will hopefully happen with the current management team. Praying for a more peaceful and blessed new year.

This place is a decent place for a first time renter to lease, but that’s about the only nice thing I have to say about this property. The management here after my unfortunate issues with this place seem to care less about their tenants. There is a HUGE problem with theft at this property and unfortunately, having a ring camera does not keep you from being a victim. There is definitely room for improvement as far as management doing more to create an environment where everyone feels safe and where the residents feel as though they are being listened to.

Feels good to be home I’m happy here. Some issues but will try to work them out. Quite peaceful not everyone respects their community and that’s sad I just try to pick up the slack. I appreciate the the the people who pick up trash in our yard and parking lots if I walk to my car or mailbox if I see trash I pick it up wish everyone would pitch in it’s all about respecting where you live. But I thank those who do help

The gym used to be open 24hrs. There is new management. Now the gym opens too late for residents who would like to work out before work. Early riser are now forced to pay by or an outside gym membership or workout in a small room with 20 other people after work.

I love the looks of the apartments & how it’s quiet but that’s about it. I got my car stolen from these apartments & the front office didn’t care at all. They told the police that the cameras didn’t work. My refrigerator stopped working & I have two children. I put in a work order about this 3 weeks ago, food has spoiled & rotted & when I called the front office about it they said it wasn’t a “priority” and to this day they NEVER fixed my refrigerator. Theirs a cabinet that was falling off when I moved in and they came and fixed it THREE times and each time they did it so sloppy, the cabinet was SLANTED, crooked and fell off EVERYTIME after they came and “fixed” it. The cabinet is now all the way fallen off and again it’s been a MONTH since I put in a work order & it still has not been fixed. My daughter also has upper respiratory issues & is constantly sick, the air filter was FILTHY I asked to get my air filter changed they said they would “come tomorrow” a month ago & never came

Honestly, for what they say is luxury apartments well they aren’t. I’ve had a ton of issues from the pool always being closed, water pipes busting and needing to shut off the water all the way down to the trash pickup which happens maybe 2-3 times a week instead of 5 days. It was a great location for me but the price is way too high for what you get.

Overall, the apartments are OK. My neighbors on all sides are quite loud and there is a lot of commotion through the apartments at all hours of the night. The leasing office representatives are nice. It takes them a minute to get back to you sometimes but overall, they seem to care about the residence. The overall maintenance and upkeep being of the apartment is horrible. There’s always trash laying around and overflowing.

Office staff is super nice, maintenance is responds quickly, great amenities love th pools, gated community, washers and dryers and garden tubs in every unit.They even have food trucks every Friday even though I miss them cause I work every Friday night. No repair to mailbox 1. Mailbox was broken into (was not that hard because it was already “open”) and my package was stolen. The USPS informed me that they reported this break in. Yet, the property did NOT inform residents affected. 2. Important mail pieces not delivered by USPS because the mailbox was in an inadequate shape. Next, this property has two apartments with the same unit number. This results in mis delivered packages. it’d be good to better identify these units such as -A or- B The Fobs, they’re pretty useless for the gates since they don’t have a button. Fobs are often placed with the rest of one’s keys to avoid losing it and for ease of access/use. So you’d have to either always keep the fob unattached in the car or take it off your car key chain to be able to use it at the gate. The ability to put in a service request is easy. Maintenance personnel are prompt The property is kept clean despite residents that litter The renovated units are beautiful, no major issues..

I moved into this apartment community a couple years ago and I have gone through several management companies. The current staff is friendly and always willing to help out with any questions or concerns. The amenities are fantastic, from the pool and fitness center. The location is also ideal, with easy access to shopping, dining, and entertainment options. The excessive noise from neighbors and the dirt/trash they create both need to be managed better. Multiple noise complaints have been made about noise with nothing being done to stop the behavior. Aggressive dog breeds (e.g. pitbulls) need to be banned. They're becoming plentiful on the property

I give the Beverly a 3 star. Whoever renovated the apartment didnt really out much car into perfecting their work. Although I had a few maintenance issues within the first 2 months of moving in they always came out to fix it in 2-4 days. And whenever I have an issue the staff can be accommodating.

I moved in June 2021. Since then management had changed. Can’t say it was really for the better. Seems like they’re just taking anyone as renters. The grounds here look like the public streets with stains, shell wrappers all over the stairwells and parking spaces. Residents don’t leash their dogs and definitely don’t pick up after them either. Neighbors fight on patios at night, screaming and carrying on with no consideration for others. Some times valet trash picks up your trash and some times you have to clean up and re-bag the garbage in the morning due to it not being picked up and cats rummaging through it. In the front past 3 months gun shots have been going off at night. Thought we were supposed to have security on the grounds.. And now they want to go up close to $200 on renewing my lease. Shameful!!

Things are starting to look up. My gripes are that when coming home from work at night there should be a light when entering the gate on 2920 side. I'm not sure if they have lights at the other entrance gates or not. There's too much crime going on in the surrounding areas. Hopefully this is also included in the renovations that are taking place.

I love my apartment, but I am disappointed about the used carpet and damaged window and balcony screens it came with. I also am unclear of the valet trash procedure, as I believe some of my neighbors may be too. Many don't have valet trash cans, and they had multiple bags of trash sitting outside of their apartments in the heat during my move-in weekend. Parking is a gamble, and I'm looking forward to the phase 1 pool re-opening, since it's closer to my unit and was what initially attracted me to the community.

The extra charges are a joke. They make us pay $20 a month for trash pickup Sunday-Thursday and we are lucky if they pick up once a week. I’ve complained on numerous occasions but they staff didn’t care.

I absolutely love it here. It is so peaceful. A very relaxing atmosphere. Nicely kept grounds. Love the ducks & so does my Violet (My Dog). Funny she started seeing them fly, so she tried to see if she could fly. 🤭 It didn't work out.

Love this place but we need 24 hour weight room as long as we have our access device. Also I know it would be hard but we need the ducks to stay out the pool their dropping duck juice in it.

I’ve been here for a few years now and all I can say is this.. why leave? The property is well taken care of, issues are addressed swiftly and safety is assured here. If you’re looking for cost effective luxury apartment living in a desirable area placing one within a arms reach of shopping 🛍️ eating 🍽️ and working hubs. The Beverly is certainly the place to be.

Nice updated appliances. The AC system works great. The trash cans outside do get too full sometimes which causes a lot of loose trash in the parking lot.

I’ve had a great experience over the last year watching the community grow. The office staff are super attentive! Work orders are being completed within a timely manner. Valet living are responding to any trash complaints just by residents contacting the information given on the valet trash can. I am happy to renew my lease this year.

Love the new gym, it is amazing and well equipped and stocked. Bummed that it will take so long for the key fobs to reach me because its hard walking around the complex and not being able to use the door gates.

The apartment is beautiful and the community is nice and friendly. Maintenance is friendly and fairly quick. Pricing of apartment is fair. The move in process was a bit unorganized but other than that it has been a nice transition. Hope to stay a resident for a while.

The property is calm and has good upkeep. There are many renovations going on which is great because no one wants outdated or broken down stuff. Mailboxes could use some improvement though.

My move in to my apartment went very smooth. The apartment was clean from top to bottom and it seemed as though the appliances have been updated. I appreciate the cleanliness and peacefulness of the apartment.

I am a little disappointed that my apartment still hasn’t been painted and tge heater/ac makes a lod noose but other than that just a few minor issues that need to be fixed. I’m loving it so far. The upgrades are amazing and the rent is verify affordable.

Upstairs neighbor is heavy footed and loud at times and cars blast music so we can hear it through the thin walls facing the parking area. Maintenance is relatively quick with repairs.

The renovations on the inside of the unit are nice enough to feel comfortable. I like the kitchen and bathrooms BUT there is an infestation of roaches in my very clean apartment and it's disgusting.and I know it's not my fault.

Living here has been has been cool. No issues at all. Rent is affordable. Clean and quiet. Staff is nice. Pool could be cleaner at times and the gate needs to be fixed but the parking is great.

The community is becoming on a much better level. Hopefully once the gates are fixed it'll keep out the trash that i usually see coming into the complex that doesn't actually reside here. I also think that security should definitely be enforced in the community. That'll also help.

Maintenance never comes , problems with the apartment never get fixed. No matter how many work orders you put in it gets swept under the rug. Nobody should ever feel this way.

I love the community. Very quiet. Spacious Layouts for units. and I am in absolute love with the appliances. The renovated bathrooms are 10/10. I am in absolute love with my home.

So I have been here since June and I have to say this is a very quiet and respectable place with very nice people and a wonderful community base. The ducks on property add good vibes for someone looking to move here either to start over or move with family. Good vibes all around. My only snafu is items on my move in list were never handled by maintenance since June however I can forgive this as they were in the middle of a remodel when I moved here and since then have changed names and management companies. Grounds seem to be well kept, only minor issues with pipes that cause the need to shut off water but they give you a heads up and repair it super quick...its TEXAS so minor flooding is expected lol. Wish there were more mixers for community events and the pond by the bull entrace was going again like before, but office is polite and clean and very responsive as of late. Only thing we need now are amazon lockers for packages lol. Eitherway, Overall 5 stars to me.

This place is a joke. Management didn’t seem to care about anything. The security gate has been broken for months and no sign of them fixing it. I’ve told them a sprinkle head broke and every night the water shoots up 6 ft in the air and makes a swamp in that area

This community has offered renovations that are unique to the area. The property is huge and offers plenty of room to walk around with family. There’s plenty of parking around each building. The one bedrooms are very spacious! The security are A1!

It been almost 7 months never got a key card an they finally give it to me I get overcharged constantly an they try an add extra fees on my rent when I paid in full an when I decide to pay half they overcharged me more each day

Hi, I cannot give a 5 stars rate because there are some few things not working well in this apartment complex. the new management needs to improve a lot. for example you need to clean the front and back buildings, the gym is closed for refection but nothing is being done there and resident can't exercise anymore. the pool was closed in the summer for refection and I did not see anything refection done in phase 1 side. apart from those, the inside apartments are nice and clean.

Nice and quiet clean I have good neighbors wish I could get things fixed in my apt. Staff is nice. I do wish people would pick up their dogs poop but no bags get put in our box back here. I love the squirrels I feed them peanuts everyday. Pools look nice and I seen today their refurbishing the work out room

It took a long time (over three weeks) to have a stinky carpet (dog urine) removed from my apartment. Plus, there were a lot of roaches when we first moved in and the vents are still very dirty. Other than that I am pleased with the apartment.

We have had our ups and downs in the apartment, for the most part it has been a fair experience. My main concern is the amenities and appliances need to be upgraded in the old apartments. Need better pest control services, there has been bugs in the apartment even when things kept clean in the apartment.

The pools used to be nice to enjoy though they were closed 80% of the summer this year. The gym would also be nice if the equipment would work or people would stop stealing the weights. Maintenance does a good job with getting to requests quickly. They did update the online payment system that doesn't include a 25$ fee. Trash pick up is expensive and it's nice to have. I love the trees and duck ponds. Some apt have large patios. Carpets are not great and most of the appliances and counters are outdated. I assume they updated these in the renovated apts. I love that my daughters school is across the street.

I’ve been here for 5 years now. I actually like it here. I haven’t had any bad experiences and that’s a big plus! I just wish the gate would stop getting broken and they will eventually reactivate the tags for the residents to get into the gate. I hate have to stop and put in a code.

Need the security gates fixed and the automatic gates back . Anyone can come in our community at anytime. Also the rate for water are not right . And the ducks are a pain they would go away if people would stop feeding them

Breezeways are dirty, a lot of dead bugs and trash everywhere. No access to 24/7 security and entrance gate has been broken for at least 5 months. Also unable to use the pool since I’ve been here.

This is a very good place to live it's very clean very safe I haven't had any problems and the past 8 years I've been living here my apartment is always well kept anytime I need maintenance I have no problem and any problems come up anywhere I can always get a hold of office we have phone call 24-Hour maintenance we have the best office personnel working in the office good manager always willing to work for you work out with you the problems I love it here not going anywhere no time soon

I've noticed a change for the better in this complex since my last comment. I usually see groups of males just hanging outside. But that's no longer the case as of now. I used to be uncomfortable parking my vehicle in certain spaces because of this situation but I'm no longer worried about that anymore. I'm not sure what has transpired regarding this but PLEASE, CONTINUE TO KEEP UP THE GOOD WORK!!!!!

The only complaints I have are my upstairs neighbors. They are super loud and inconsiderate. I have complained several times especially about the full size outdoor trampoline they have in their living room that they start jumping on at 7 am.

This is my first apartment on my own and I really love it. I think almost everything about it is great! The customer service is great when I interact with the leasing office, it’s never much wait time for maintenance, I love the ducks & pond, the parking is phenomenal, we don’t have to worry about towing & separate visitors parking, the area is beautiful & everyone seems to be friendly. My biggest concerns are the hike in rent that I can’t afford any longer- is so high & I will have to move soon because of it unfortunately. The dog clean up equipment is almost never stocked, I don’t really like being on the 3rd floor but I guess that’s life and the pool was closed nearly the WHOLE summer. But over all I enjoy living here

The best thing about living here is the maintenance crew. I have complained for a month about my downstairs neighbor throwing his cigarette butts over his patio on the the public areas. It’s absolutely disgusting and nothing has been done about it. Staff is pretty solid.
